Red Bank enabling works begin

Manchester City Council will soon be commencing essential enabling works to begin the process of making the Red Bank neighbourhood ready for development and bringing brownfield land back into use.

This initial phase of works has been made possible through a £51.6m funding award from the government’s Housing Infrastructure Fund (HIF) to help unlock the potential at Red Bank. The works will address a series of infrastructure constraints to allow the delivery of new homes and green spaces. This will include significant improvements to St Catherine’s Wood and the River Irk, forming the first phase of the City River Park which will be at the heart of the new Red Bank neighbourhood.

The Council submitted a planning application in November 2021 seeking approval for enabling works, including invasive tree and vegetation removal, creation of a temporary haul road and demolition of the Creamline Dairies buildings. This application was approved on 23 December 2021, following an initial consultation on the proposals for the regeneration of Red Bank. The full application can be viewed at: https://pa.manchester.gov.uk/online-applications (application reference: 132252/VO/2021).

Manchester City Council has appointed Bam Nuttall to carry out these works, which will be completed in stages over the coming months.

The first phase of enabling works will commence this month and is expected to last up to four weeks. This phase is primarily concerned with invasive tree and vegetation clearance, and is being undertaken now to ensure that we do not negatively impact bird nesting season which begins in March. Manchester City Council has appointed Bam Nuttall to carry out these works.

Bam Nuttall will then return to the site during the Spring to begin the second phase of these enabling works. This phase will involve the demolition of the former Creamline Dairies buildings and the installation of a temporary haul road.

We are taking measures to ensure that disruption for local residents and businesses is kept to an absolute minimum while these works are ongoing. In line with the terms of the planning permission, working hours on the site will be restricted to 07:30 – 18:00 Monday to Friday. Weekend working will be reserved for essential works only.

If you have any queries in relation to our enabling works, you can contact Bam Nuttall directly by emailing VictoriaNorthProject@bamnuttall.co.uk.
